California Senate Bill 969 took effect July 1, 2019. It requires residential garage door openers manufactured, sold or installed in the state to include a battery backup that works during a power outage. The law came after wildfire-related outages left some residents unable to open their garages to evacuate.
In the Coachella Valley, summer storms and high-demand heat days can also cause power outages. Every new residential opener we install meets the battery backup requirement, so you can still get your car out when the power is off.
Chain drives are durable but loud. Belt drives use a reinforced rubber belt for smooth, quiet operation and are the most popular choice for homes. Wall-mount jackshaft openers, such as LiftMaster’s wall-mount models, attach directly to the torsion bar beside the door. They’re very quiet, leave the ceiling open, and work well with high-lift and low-headroom setups.
Opener size matters too. Heavier insulated, wood and full-view glass doors need more lifting power, and the door has to be properly balanced first. No opener should have to lift a door the springs aren’t supporting. We check the spring balance before installing any opener, because a poorly balanced door is the most common reason openers fail early.
If your opener is fairly new and the issue is a sensor, remote, gear or logic board, repair usually makes sense. If it’s an older chain drive with no battery backup, no rolling-code security, or replacement parts that are hard to find, a new smart opener is often the better value. Desert heat in an unconditioned garage is also hard on circuit boards over time. We give you both options with clear pricing.

Yes. Under SB 969, effective July 1, 2019, residential garage door openers manufactured, sold or installed in California must include a battery backup that works during a power outage. Every new residential opener we install meets that requirement.
Wall-mount jackshaft openers are generally the quietest because there’s no trolley or rail overhead. Belt-drive openers come in a close second. Both are a big step up from chain drives for garages beside or under living spaces.
The most common causes are misaligned or dirty photo-eye sensors, something in the door’s path, or force and limit settings that need adjustment. A door that binds or is out of balance can also trigger a reversal. We check all of these.
Yes. We program HomeLink and most built-in vehicle systems to your opener. Some newer openers need a compatibility bridge for certain vehicles, and we’ll tell you upfront if yours does.
Repair is usually worthwhile for newer openers with a single failed part such as a sensor, gear or logic board. Older chain-drive units without battery backup or modern security are typically worth replacing with a quieter smart opener.
