What our 25-point inspection covers

We start with the door off the opener to check balance and spring condition, since an out-of-balance door is behind many opener failures. We then inspect cables for fraying at the bottom brackets, check drums and center and end bearings, and look over every roller, hinge and track bracket for wear and loose fasteners. Track is checked for plumb, level and damage, and the panels and struts for cracks.

On the opener side, we test force and travel limits, the drive (chain, belt or jackshaft), the wall control and remotes, and the battery backup where installed. Last, we run the auto-reverse test with an object on the floor under the door and check that the photo-eyes reverse the door when the beam is broken. Federal safety rules and UL 325 require openers made since the early 1990s to have that kind of entrapment protection.

Why we don’t use WD-40

WD-40 is great at loosening and cleaning, but it isn’t a long-lasting lubricant and can strip away grease that’s already there. In dusty desert garages, heavy wet greases are the other mistake, since they collect grit that grinds down rollers and bearings. We use garage-door-specific silicone or lithium-based lubricants that cling to springs and pivot points without turning into abrasive paste.

Place a 2x4 flat on the floor where the door closes and close it. The door should reverse when it touches the board. Also wave an object through the photo-eye beam while it closes, and it should reverse. If either test fails, stop using the opener and call us.

What should I use to lubricate my garage door?+

Use a silicone or lithium-based garage door lubricant on springs, hinges, bearings and roller stems. Avoid WD-40 as a lubricant and avoid heavy grease, which collects dust. Don’t lubricate nylon roller wheels or the inside of the track.
